Troika Developments
With its location between Okanagan Lake, the Cascade Mountains and the Canadian Rockies, the community of Kelowna, British Columbia already has a lot going for it. Even without the curiosity created by the legend of Ogopogo, the lake’s so-called monster, the city has been a destination for tourists for years, and its full-time population has been growing steadily for the last few decades.
Although Kelowna already is one of the more attractive places to live in Western Canada, a pair of recent developments is enhancing the community and providing it with even greater incentive for Canadians to call it home.
These developments – West Harbour and The Gate – are the product of collaborations between developer Troika Developments and builder CorWest, and the companies have brought their considerable expertise and talents to bear. Whether it’s found in the unique architecture, the numerous amenities or the quality construction, these projects bring a lot to Kelowna and will continue to do so for years to come.
Life on the Lake
Located directly across the lake from downtown Kelowna, West Harbour is a master-planned community unlike any other in the area, according to Troika Developments. It says the development’s uniqueness begins with its architecture and design. “Spectacular Mediterranean-inspired home design draws from timeless architectural elements like stone, brick and wood, with prominent arch, bridge and fountain features abounding throughout the community,” the company says.
Beyond the look and feel of the development, Troika Developments says West Harbour will provide residents with a lifestyle tailored specifically to its natural surroundings. “West Harbour provides an offering that cannot be found anywhere else in the Okanagan,” the company says. “The 45-acre community includes a vibrant neighbourhood, a luxury beach club and stunning pool design with over 200 unique homes.
“Each single-family home will have its own marina slip and beachfront access,” the company continues. “West Harbour will enable people to fulfill their dream of living on the water and owning a private boat slip without having to pay waterfront prices.”
With amenities such as these holding the community together, Troika Developments says West Harbour looks to be a close-knit development. “West Harbour will be a community with a real sense of belonging, tradition and family closeness,” the company says. “West Harbour is a true waterfront community that embodies these qualities – located directly across the lake from downtown Kelowna.”
Opening The Gate
Although not located on the lake, The Gate in Kelowna nevertheless provides residents with a wealth of amenities in a great location, according to Troika Developments. The town home community has been designed to be an ideal place for young families to plant their roots. “The Gate offers young families and couples with a beautifully finished home in an area surrounded with amazing amenities at a price point that is not available anywhere else in Kelowna,” the company says. “Residents are within close proximity of schools, beautiful walking trails, a new golf course, shopping and a short drive to Big White [Ski Resort].”
Featuring five floor plans for its spacious two- and three-bedroom homes, The Gate also features a number of upgrade packages designed to attract young homebuyers. “All homes feature bright, open layouts, generous kitchens with islands or breakfast bars, large master bedrooms and ensuite [bathrooms] with soaker tubs and living rooms for family living,” the company says. The homes’ exteriors feature Tudor-style architecture, covered front porches, wood trim and brick accents, the company adds.
Response to The Gate has been extremely positive so far, according to Troika Developments. “The market has been very receptive to this project, with the last two phases selling out prior to completion,” the company says.
Perfect Partners
Both The Gate and West Harbour encapsulate the skills and commitment of Troika Development and CorWest Builders. Both are leaders in their respective sectors in Western Canada, and both have established track records of quality projects throughout the region. Troika Development says the key to its success has been the strong relationships it has created with partners such as CorWest Builders. “This is an essential component of the trust that is paramount to the establishment of mutually beneficial and enjoyable business relationships,” Troika Developments says. “This philosophy of business played out in the Okanagan region since Troika’s establishment in 1998 has resulted in a firm reputation and track record of success in the local marketplace.
“From a platform of relationship and trust, the conscientious business considers the factors required for predictable and sustainable profitability,” the company adds. “In spite of the last decade’s fluctuations in construction costs, labor supply and product pricing, Troika has consistently offered projects to investors which capitalize on current conditions, offering diversification, and profit and growth opportunities.”
Originally a property management firm, Troika Developments was founded by Renee Wasylyk, who eventually developed and built the company’s first mixed-use project. “As Troika’s track record has grown, so have its holdings, investor pool and projects,” the company says. “Multifamily projects of progressive scope have been completed, including Citybrook, a 36-unit town house project. Troika has also undertaken Yaletown, a 122-unit condominium development. Troika has nine additional multifamily projects underway. The culmination of this progression has been the assembly of three large landmasses totaling 650 acres in Alberta and British Columbia by Troika and its investors with a view toward single-family residential and community development.”
Based in Kelowna, CorWest Builders says its concentration on quality has been its defining characteristic. “CorWest Builders is a progressive construction company with a strong focus on the future which has quickly established a leading role in our industry,” the company says. “Our dedication to quality and integrity over the last decade has rewarded us with an esteemed reputation in the British Columbia Interior region and beyond.
“At CorWest we are proud of our record of completing high-quality custom homes, multifamily town houses and town homes, condominiums and apartment buildings on time and on budget in the Kelowna and British Columbia Interior region,” the company adds.
